Off-track, won't open, or stuck somewhere in between: this is the call we get most, and it's almost always an automation failure rather than the gate itself, whether an operator run past its duty cycle, a loop that stopped detecting, or hinges and rollers carrying more weight than they were sized for. We diagnose the actual failure before replacing anything, and we service gates we didn't install as readily as our own.
Simi Valley properties range from flat suburban lots to hillside estates backing up to open space, which changes the fencing and camera-coverage plan more than the permitting does — the city's process itself is straightforward and we pull those permits routinely.
Simi Valley gate work ranges from suburban driveway gates to long slide gates on private roads and horse properties in Bridle Path and the foothills, with operators sized for the run and solar or trenched power where the panel is far from the entrance.
Repair pages for each operator model, written from the manufacturer's manual: the common faults, the codes, and when repair stops making sense. Model not listed? Text us a photo of the operator's label.
We also repair Elite, Chamberlain, Eagle, Linear, Ramset and Ghost Controls gate operators.
We repair gates for homes, HOAs and commercial properties. Managing an HOA or a property-managed entry? See HOA & community gate service, with quarterly service agreements billed through your management company.
Same-day for anything stuck open or stuck shut.
We identify the actual failure before quoting a fix.
Parts, welding or realignment — whatever the diagnosis calls for.
Loops, photo eyes and manual release verified before we leave.
Scoped to your property, not a flat per-item rate. These are the factors that move the number, in the order they usually matter.
Yes, including Wood Ranch's guard-gated estates, Big Sky, Santa Susana Knolls and the horse properties along the Santa Susana foothills. Simi Valley is a straight drive over the 118 from Valencia.
Ventura County Fire serves Simi Valley. Its Standard 506 requires a Knox key switch on every electrically operated gate across a required fire apparatus access road, mounted on the keypad or on the right-hand gate column 5 to 7 feet above grade. Once turned, the gate opens fully and stays open until the Fire District resets it. A gate across a driveway that isn't part of the required fire department access falls outside both rules: Ordinance 34's driveway-gate section exempts it, and Standard 506's key-switch rule covers only gates across required access roads.
On required fire access, yes. Ventura County Fire's Ordinance 34 requires electric driveway gates to have battery backup or be fail-safe, meaning they can be opened by hand when power is lost. Gates across roads serving more than two parcels or any commercial use need battery backup and must open and stay open until power is restored. SCE shutoffs reached Simi Valley in October 2019.
The city's fence and wall standards (SVMC 9-30.050) set a driveway gate setback of 20 feet. On required fire access in a Very High Fire Hazard Severity Zone, Ventura County Fire also requires a driveway gate at least 30 feet from the intersecting road.
Same-day dispatch for anything stuck open or stuck shut, with the gate left safe and operable either way while we source any parts.
Yes. We survey the existing gate, check the frame and hinges will take the load, and repair or upgrade what's there.
Most repeat failures trace back to an operator sized for far fewer cycles than the gate actually runs. We size the replacement to your real traffic, not the original spec.
