The LiftMaster RSW12UL is a 12V DC swing gate operator that runs from its battery, charged by AC power or solar, through a 900:1 oil-bath worm gear drive. Its manual rates it for UL 325 Classes I and II, 250 cycles a day, and leaves from 1,000 lb at 6 ft to 400 lb at 16 ft. We diagnose and repair RSW12UL and older RSW12U operators, including ones we didn't install, starting with the stored codes.

The control board stores the last 20 codes. To read them, hold STOP, then CLOSE, then OPEN until "Er" shows. Common codes from the manual:
31: main control board internal failure.
34: absolute position encoder error.
35: maximum run time exceeded.
38: hard stop limit.
40: battery overvoltage. Check that a 24V battery was not fitted to this 12V system.
42: no battery at boot-up.
50: run-distance error. Check the limits.
53: brownout.
60: minimum number of monitored entrapment devices not installed.
61 to 63: close eye, close edge, or open eye or edge held more than 3 minutes.
70 to 72: a close or open eye or edge triggered, causing a reversal or preventing movement.
91: force reversal. 93: RPM or stall reversal.
GATE MOVING light blinking once a second: single entrapment. Eight times a second: double entrapment.
BATT LOW light on: low battery. Blinking: critically low.
Most RSW12UL faults are repairable. The code history names the circuit, and the board, encoder, battery, transformer, chain and arm are separate parts. Replacement makes sense when the motor or gearbox has failed late in the unit's life, or when the leaf is heavier than the rating for its length: 1,000 lb at 6 ft, 800 lb at 8 ft, 700 lb at 10 ft, 600 lb at 12 ft, 400 lb at 16 ft. LiftMaster's product page quotes 16 ft or 1,000 lb, but the manual's chart shows the two limits do not apply together.
A leaf beyond the RSW12UL's chart, or a gate that cycles more than 250 times a day, steps up to a commercial swing operator such as LiftMaster's CSW24UL. We repair older RSW12U units too; a replacement RSW12UL will not run without at least one monitored photo eye or edge. We confirm the leaf weight and length and the daily traffic first.
The RSW12UL is a current LiftMaster product. LiftMaster splits its documents between units made before and after 2022, so we confirm your unit's manufacture date and part numbers before we schedule the repair.

Veritas Access Solutions repairs LiftMaster RSW12UL operators across Los Angeles, Ventura and Kern counties, including older RSW12U units and operators another company installed. We read the board's stored codes, diagnose on site and give you a written diagnosis before any work. Call 661-605-3266, or text a photo of the operator.
That is usually code 34, an absolute position encoder error. The board is not getting position information from the encoder, sometimes because dust or debris is blocking its sensor. Cleaning it with compressed air can clear it; if the code returns, the encoder or its wiring needs service.
Three beeps with a command means low battery. The RSW12UL runs from its battery all the time, charged by AC or solar, and the battery should read 11.5V or more. LiftMaster calls for a new battery every 3 years.
Repair, in most cases. The board, encoder, battery and arm are separate parts. Replace it when the motor or gearbox has failed late in its life, or the leaf is beyond the manual's chart, which runs from 1,000 lb at 6 ft down to 400 lb at 16 ft.
With the gate stopped, press the reset switch to disconnect, then release the handle on the operator arm and move the gate. On a double gate, release the handle on both operators. To resume, push the handle down to tighten it.
It keeps running on its battery. When the battery drops below 11.5V, the BATT FAIL switch decides whether the gate opens and stays open or stays closed. If the battery goes completely flat, the BACKDRIVE switch, set to MANUAL or SECURE, decides whether the gate can be pushed by hand.
It depends on the fault, whether the board, encoder or motor has failed, the age of the battery and the safety devices on the gate. We price after an on-site diagnosis rather than over the phone, and the estimate is free.
