Swing gate with an arm operator and a wall-mounted control box

LiftMaster CSW24UL Repair & Retrofit — Southern California

A high-traffic commercial swing operator that logs its own faults. We start there.

The LiftMaster CSW24UL is a 24V DC high-traffic commercial swing gate operator, rated for continuous duty and UL 325 Classes I through IV. We diagnose and repair CSW24UL operators and the older CSW24U and CSW24V units, including ones we didn't install, starting with the code on the board display.

01 — SYMPTOMS
6 COMMON FAULTS

Is your LiftMaster CSW24UL doing this?

SYMPTOM
LIKELY CAUSE
WHAT WE DO
SYMPTOMGate opens but will not close, or reverses on the way closed.
LIKELY CAUSEA close photo eye or edge is blocked, misaligned or has failed. The board logs 70 when the close eye causes a reversal or prevents closing, and 61 or 62 when the close eye or edge has been held for more than 3 minutes.
WHAT WE DORead the code, clean and align the photo eye or repair the edge, then test every monitored safety input.
SYMPTOMOperator will not run, and the display shows 60.
LIKELY CAUSEThe board does not see the minimum monitored entrapment protection. The swing operator needs at least one external monitored device.
WHAT WE DOFind the disconnected or failed photo eye or edge, restore it, and test it.
SYMPTOMGate reverses partway with nothing in the way.
LIKELY CAUSEObstruction sensing. Code 91 is a force reversal and 93 an RPM or stall reversal: the operator is working harder than it should, often because of a binding hinge or a sagging leaf.
WHAT WE DORelease the gate and check it swings freely by hand, fix the hinge or the leaf, then re-run the limits and test.
SYMPTOMStops short, overshoots or hits the stop.
LIKELY CAUSEAn encoder or travel fault. Code 34 is an absolute position encoder error, 38 a hard stop limit, and 35 means the maximum run time was exceeded.
WHAT WE DOCheck the encoder and its wiring, re-set the limits, and confirm the arm geometry.
SYMPTOMGate dies, opens or stays closed when the power is out.
LIKELY CAUSEWorn backup batteries, or the BATT FAIL setting. LiftMaster calls for replacing the two 12V 7Ah batteries every 3 years; code 42 means no battery was found at boot-up.
WHAT WE DOTest and replace the batteries, check charging, and set whether the gate should open or stay closed when the battery fails.
SYMPTOMDead display after a storm or power event.
LIKELY CAUSECode 53 logs a brownout. Code 31 means the main control board has had an internal failure.
WHAT WE DOTest the supply and transformer, replace the main board if it has failed, and add surge protection.

02 — DIAGNOSTICS
FROM THE MANUAL

Diagnostic notes

The main control board shows numbered diagnostic codes. Common ones from the manual's diagnostic table:

31: main control board has experienced an internal failure.

34: absolute position encoder error.

35: maximum run time exceeded.

38: hard stop limit (arm 1).

42: no battery at boot-up.

53: brownout occurred.

60: minimum number of monitored entrapment protection devices not installed.

61: close eye or interrupt held more than 3 minutes.

62: close edge held more than 3 minutes.

63: open eye or edge held more than 3 minutes.

70: close eye or interrupt triggered, causing a reversal, preventing close, or resetting the timer-to-close.

91: force reversal (operator 1).

93: RPM or stall reversal (operator 1).

03 — REPAIR OR REPLACE
THE HONEST CALL

Repair or replace your CSW24UL?

Most CSW24UL faults are repairable. The code names the circuit, and the main board, expansion board, encoder, batteries and safety devices are separate parts. Replacement makes sense when the motor or gearbox has failed on a high-cycle unit late in its life, or when the leaf is heavier or longer than LiftMaster rates the operator for. That rating depends on leaf length, so we check it against the manual for your gate.

Retrofit options

Older CSW24V and CSW24U units retrofit to a current CSW24UL, with the monitored safety devices it requires. Where a gate has outgrown a commercial swing operator, the step up is LiftMaster's heavy-duty HDSW24UL or, where the site allows, a slide gate. We confirm the gate's weight, length and daily traffic first.

Parts availability

The CSW24UL is a current LiftMaster product. LiftMaster splits its documentation between units made before and after 2022, so we confirm your unit's manufacture date and part numbers before we schedule the repair.

04 — COST
5 FACTORS

What drives the cost

Scoped to your property, not a flat per-item rate. These are the factors that move the number, in the order they usually matter. The estimate is free.

FACTOR
WHY IT MATTERS
Fault type
A realigned photo eye costs less than a failed board or motor.
Board or motor
The diagnostic code usually tells us which one before anything is opened up.
Batteries
LiftMaster calls for new batteries every 3 years, so older units often need them.
Safety devices
A missing or failed monitored eye or edge has to be added or replaced, not bypassed.
Number of operators
A double gate has two operators to diagnose and test.

LiftMaster CSW24UL FAQs

Who repairs LiftMaster CSW24UL gate operators near me?

Veritas Access Solutions repairs LiftMaster CSW24UL operators across Los Angeles, Ventura and Kern counties, including operators another company installed. We read the board's diagnostic code, diagnose on site and give you a written diagnosis before any work. Call 661-605-3266, or text a photo of the operator.

Why won't my LiftMaster CSW24UL gate close?

Most often a close photo eye or edge. The board logs code 70 when the close eye causes a reversal or prevents closing, and 61 or 62 when the close eye or edge has been blocked for more than 3 minutes. Clean and align the eye first; if the code stays, the device or its wiring needs service.

Should I repair or replace my LiftMaster CSW24UL?

Repair, in most cases. The board, encoder, batteries and safety devices are separate parts, and the diagnostic code points to the one that failed. Replace the operator when the motor or gearbox has failed late in its life, or the leaf is beyond what LiftMaster rates it for.

What do the numbers on my CSW24UL display mean?

They are diagnostic codes. 60 means a required monitored safety device is missing, 61 to 63 a photo eye or edge held too long, 91 and 93 an obstruction reversal, 34 an encoder error and 31 a main board failure. Each points to a circuit, so we read the code before replacing anything.

What happens to a CSW24UL in a power outage?

It runs on its two 12V backup batteries. When the batteries are critically low, the BATT FAIL switch decides whether the gate opens and stays open or stays closed. LiftMaster recommends replacing the batteries every 3 years.

Can you service a LiftMaster CSW24UL another company installed?

Yes, including the older CSW24U and CSW24V. We check the board codes, safety devices, batteries and arm before quoting, whoever installed it.

What does LiftMaster CSW24UL repair cost?

It depends on the fault, whether the board or the motor has failed, the condition of the batteries and the safety devices on the gate. We price after an on-site diagnosis rather than over the phone, and the estimate is free.
