The LiftMaster LA412UL is a 12V DC linear actuator swing gate operator that runs only on solar power and batteries, with no AC supply. Its manual rates it for UL 325 Class I residential gates, from 850 lb at 10 ft to 550 lb at 16 ft. We diagnose and repair the LA412UL and the older LA412 and LA412U, including ones we didn't install, starting with the code history on the control board.

The control board stores the last 20 codes. To read them, hold STOP, then CLOSE, then OPEN until "Er" shows. Common codes from the manual:
32 or 33: linear drive disengaged (arm 1 or arm 2). Disengage, then re-engage the arm.
35: maximum run time exceeded.
38 or 39: hard stop limit (arm 1 or arm 2).
42: no battery at boot-up.
46: wireless edge battery low.
51 or 52: pass-point not detected (arm 1 or arm 2).
53: brownout.
60: minimum number of monitored entrapment devices not installed.
61 to 63: close eye, close edge, or open eye or edge held more than 3 minutes.
70 to 72: a close or open eye or edge triggered, causing a reversal or preventing movement.
91 or 92: force reversal (operator 1 or 2). 93 or 94: RPM or stall reversal (operator 1 or 2).
Three beeps with a command: low battery. Alarm for 5 minutes: two obstructions in a row.
Most LA412UL faults are repairable. The arm, control board, batteries, solar panels and harnesses are separate parts, and the code history points to the one that failed. Replacement makes sense when the arm's motor has failed late in its life, or when the gate is beyond its rating: 850 lb at 10 ft, 750 lb at 12 ft, 650 lb at 14 ft, 550 lb at 16 ft. LiftMaster says not to install it on uphill or downhill gates, and to keep the opening to 100° or less.
Where AC power is available at the gate, LiftMaster's LA400UL is the 24V linear actuator with battery backup, rated for Classes I, II and III. A busier gate, or one that needs more cycles than its solar budget allows, is a fit for an AC-powered operator with battery backup. We repair older LA412 and LA412U units too; a replacement LA412UL will not run without at least one monitored photo eye or edge.
LiftMaster lists the LA412UL as a current package, but does not post its installation manual on its own site. We work from the 2022 edition and confirm the control board, arm and battery parts for your unit before we schedule the repair.

Veritas Access Solutions repairs LiftMaster LA412UL, LA412U and LA412 operators across Los Angeles, Ventura and Kern counties, including ones another company installed. We read the board's stored codes, check the solar and batteries, and give you a written diagnosis before any work. Call 661-605-3266, or text a photo of the arm.
Three beeps with a command means low battery. The LA412UL runs only on solar and batteries, so a low battery usually means the panels are not keeping up: shade, dirt, too few panels, accessories drawing too much power, or batteries past their 3-year life.
Right after a manual release or a complete loss of power, slow running is normal until the operator completes a full open and close cycle. If it stays slow, the board has not detected the pass-point (code 51 or 52), and the pass-point wiring and limits need checking.
No. The LA412UL is a 12V operator that runs only on solar power, rated for Class I. The LA400UL is a 24V operator powered by 120V AC with battery backup, rated for Classes I, II and III.
Repair, in most cases. The arm, board, batteries and panels are separate parts. Replace it when the arm's motor has failed late in its life, the gate is beyond its rating of 850 lb at 10 ft down to 550 lb at 16 ft, or the gate cycles more than solar can support.
Insert the key in the release lock and turn it 180° counter-clockwise, then turn the release lever 180° counter-clockwise. To re-engage, turn the lever 180° clockwise, turn the key 180° clockwise and remove it. The operator runs slowly until it completes a full cycle.
It depends on the fault, the condition of the batteries and panels, how the arm is mounted and whether it is a single or double gate. We price after an on-site diagnosis rather than over the phone, and the estimate is free.
