The FAAC 770N is an underground swing gate operator: the motor sits in a foundation box below the gate's hinge, so nothing shows above ground. We diagnose and repair 770N operators, including ones we didn't install, and tell you plainly when the site would be better served by a different operator.

Most 770N faults are repairable, and the operator can be lifted out of its foundation box without removing the gate leaf. Replacement makes sense when the box itself has corroded, when the operator has been submerged repeatedly, or when the site keeps flooding however the drainage is fixed. In that last case a like-for-like swap repeats the failure.
When underground isn't working for a site, the usual alternatives are an articulated-arm operator mounted on the pillar, such as the FAAC 390, or a surface-mounted swing operator on the inside of the gate line. Both are easier to keep dry and to service, and both are visible from inside the property.
The 770N is a current FAAC product. We confirm the exact part for your version, 24V or AC, before we schedule the repair.

We recently consulted on a historic home with original iron gates and masonry pillars. The general contractor had specified 770N underground operators. We advised against it: setting the foundation boxes would have meant modifying the original pillars and gate leaves, and heavy planting along the drive would keep packing the boxes with debris. We recommended a surface-mounted swing operator instead, which kept the original gates intact and every part reachable for service.

Most often, water is standing in the foundation box. The box drains through a hole at the bottom; if the drain is blocked or was never connected, water collects around the operator. Clearing the drain and drying the operator sometimes fixes it. Longer submersion can mean replacing parts.
Repair, in most cases. The operator lifts out of its foundation box without removing the gate leaf. Replace it when the box has corroded or the site floods repeatedly, and in that case consider a surface-mounted operator rather than another underground unit.
The 770N is self-locking, so a gate that pushes open usually means the manual release is still disengaged, or the release is worn or corroded. Re-engage it with the release key. If the gate still moves, the release needs service.
Yes. We check the operator, foundation box, drainage, control board and safety devices before quoting, whoever installed it.
It depends on the fault, how long the operator sat in water, the condition of the foundation box and how easily we can reach it. We price after an on-site diagnosis rather than quoting over the phone, and the estimate is free.
Underground operators suit sites with good drainage and little debris, where the look of the gate should not change. Where water collects, planting is heavy, or original pillars and gates must stay untouched, a surface-mounted operator is usually the better choice.
