Off-track, won't open, or stuck somewhere in between: this is the call we get most, and it's almost always an automation failure rather than the gate itself, whether an operator run past its duty cycle, a loop that stopped detecting, or hinges and rollers carrying more weight than they were sized for. We diagnose the actual failure before replacing anything, and we service gates we didn't install as readily as our own.
Encino is a neighborhood of the City of Los Angeles, so gate, fence and wall permits go through LADBS and the fire rules are LAFD's. On lots the City maps as Hillside Area, side and rear fences top out at 6 feet, and outside required yards a retaining wall is limited to one wall up to 12 feet, or two up to 10 feet set at least 3 feet apart, without a Zoning Administrator's approval. We check the parcel's zone and hillside status before quoting any rebuild.
Encino gate repairs split between the flats and the hills. On the flats it's usually an operator, board or loop that stopped responding; in Encino Hills, a gate on a slope, where hinge wear and operator strain show up first. Either way the diagnosis is written before any work, and it covers the battery and the manual release, which decide how the gate behaves in an LADWP outage.
Repair pages for each operator model, written from the manufacturer's manual: the common faults, the codes, and when repair stops making sense. Model not listed? Text us a photo of the operator's label.
We also repair Elite, Chamberlain, Eagle, Linear, Ramset and Ghost Controls gate operators.
We repair gates for homes, HOAs and commercial properties. Managing an HOA or a property-managed entry? See HOA & community gate service, with quarterly service agreements billed through your management company.
Same-day for anything stuck open or stuck shut.
We identify the actual failure before quoting a fix.
Parts, welding or realignment — whatever the diagnosis calls for.
Loops, photo eyes and manual release verified before we leave.
Scoped to your property, not a flat per-item rate. These are the factors that move the number, in the order they usually matter.
Yes, in Encino Hills and across the rest of Encino, from the flats along Ventura Boulevard to the streets climbing the north slope of the Santa Monica Mountains. Encino is part of the City of Los Angeles, so LADBS and LAFD rules apply.
If the gate crosses a private street, access road or fire lane that LAFD requires for fire access, yes. LAFD requires an approved override, such as a Knox key switch, that opens the gate fully within 10 seconds and holds it open, and the gate must open by itself or push open when power fails, battery backup included. LAFD lists portions of Encino in its Very High Fire Hazard Severity Zone, and Station 83 on Balboa Boulevard is in Encino.
On January 14, 2025, about 17,000 LADWP customers in fire-affected areas, including Pacific Palisades, Encino and Brentwood, were still without power. LADWP had already warned that fire authorities can ask it to de-energize lines in high fire risk areas, for outages that can last more than 48 hours. A gate battery covers a limited number of cycles, so test it and find the manual release before the next red flag warning.
Only if the repair turns into a rebuild. On lots the City maps as Hillside Area, side and rear fences are capped at 6 feet. Outside required yards, a retaining wall is limited to one wall up to 12 feet, or two up to 10 feet set at least 3 feet apart, without a Zoning Administrator's approval. An operator, board or hinge repair changes neither.
Same-day dispatch for anything stuck open or stuck shut, with the gate left safe and operable either way while we source any parts.
Yes. We survey the existing gate, check the frame and hinges will take the load, and repair or upgrade what's there.
Most repeat failures trace back to an operator sized for far fewer cycles than the gate actually runs. We size the replacement to your real traffic, not the original spec.
