Iron swing gate across a community drive

HOA & Community Gate Service — Southern California

An entry gate your board stops hearing about.

A community entry gate carries every resident, guest, delivery and fire engine that comes through, so when it fails the whole community notices. We repair and maintain HOA and property-managed gates under quarterly service agreements, scheduled and invoiced through your management company, with a written report after every visit.

The agreement covers the whole entry: the gate and operator, the call box, pedestrian gates and card readers, and the cameras and plate readers that watch it.

COST
5 FACTORS

What drives the cost

Scoped to your property, not a flat per-item rate. These are the factors that move the number, in the order they usually matter.

FACTOR
WHY IT MATTERS
Gates and entries
Each vehicle gate, pedestrian gate and call box adds to the visit.
Traffic
A main entry that cycles all day wears faster than a side gate and needs more attention per visit.
Equipment age
Older operators and call boxes need more parts and more time to keep in spec.
Access hardware
Card readers, call box directories and plate readers add programming time.
Response terms
Priority response is part of the agreement, and its terms shape the price.
FAQ

HOA & Community Gate Service FAQs

Do you bill through our property management company?

Yes. We schedule and invoice HOA gate work through the management company, and the written report from each visit goes to the manager or the board.

What does a service agreement include?

Quarterly maintenance visits, priority response when a gate goes down, a safety check every visit covering the photo eyes, loops, entrapment protection and manual release, and a written report after each visit.

Do you service the call box and card readers too?

Yes. Along with the gate and operator, we service the call box or telephone entry, pedestrian gates and card readers, and the entry cameras and plate readers.

What fire rules apply to a community gate?

Under the California Fire Code, a security gate across a fire apparatus access road needs an approved means of emergency operation kept working at all times, and electric gate operators must be listed to UL 325. Local departments add their own rules: LAFD requires an approved override, such as a Knox key switch, that opens a gate on a private street or fire lane it requires for access fully within 10 seconds, and Ventura County Fire requires a Knox key switch on electric gates across required fire apparatus access roads.

Can you take over a gate another company maintained?

Yes. The first visit documents every gate, operator, call box and reader at the entry, and the agreement starts from there.
